The Offices at Overlook

Catalyzing urban renewal with community focused design

Community Builders of Kansas City (CBKC) is changing the landscape of the East side of Kansas City by bringing in market rate developments that reflect the area’s potential. Overlook Offices, a multi-tenant Class A office building, is the first building in the Overlook development project led by CBKC. Located in a previously underutilized part of Kansas City, this building serves as a catalyst for the revitalization of the surrounding neighborhood.

Helix was brought on by Community Builders of Kansas City to bring this vision to life by completing Design Development, Construction Documents, and Construction Administration. As the Architect of Record, Helix detailed the exterior facade and cantilevered balconies, as well as a full redesign of the interior spaces including the open lobby and public amenity spaces for the office building. With its visually engaging exterior designed by Hufft, Overlook Offices sets a standard for future developments.
CBKC is working with a local artist, Sonié Joi Thompson-Ruffin, to craft a metal screen of chain links surrounding the stairs. This artwork will span from the lobby to all three floors, connecting a variety of public amenities such as conference rooms, a break room, and a mother’s room.

Once the project is completed, the Health Forward Foundation will relocate its headquarters to the top floor of the three-story building, marking a milestone in the project’s impact. CBKC aims to expand beyond the first office building to create a thriving, well-designed neighborhood that offers quality spaces, walking trails, and outdoor plazas that prioritize the well-being of those who live and work in the area. Future phases include multifamily and additional office space, all positioned along Martin Luther King, Jr. Boulevard and standing as symbols of urban renewal.
